Asphalt shingles have become popular in North America because of their affordability and ease of installation. Their waterproofing function works by gravity: as long as water is flowing downward, nothing will penetrate. The lifespan of asphalt shingles is between 20 and 40 years.

Components of New Roof

  • decking/sheathing
  • underlayment membrane
  • valley flashing
  • plumbing vents
  • chimney flashing
  • ridge cap or vents
  • static vents
  • shingles
It’s technically possible to install new shingles over old ones (among other reasons, to reduce the cost of the work) but this is not recommended: sooner or layer, the underlying defects will distort the new covering.

How Often do I need a new Roof?

Your homes roof is often the most ignored part of the house. If it’s not leaking or falling apart, you probably won’t notice what’s going on up there, which is why regular inspections to prevent potential problems is recommended twice a year, according to the National Roofing Contractors Association.

Local roofing contractors can conduct an inspection, especially if you are afraid of heights or not physically able to do it yourself.

When inspecting a roof, look for:

  • Loose, cracked, damaged or missing shingles
  • A Sagging roof or ceiling
  • Areas of mold or rot
  • Around windows, doors, ceilings, and walls, look for signs of water damage or leaking
  • Dark spots or holes

Bi-annual inspections can catch small problems before leaks develop into larger ones which could cause the roof to collapse. Maintaining the by conducing regular visual checks, and making smaller repairs are better than dealing with a roof collapse and causing extensive damage.

Underlying structures should last the lifespan of the house, but depending on the materials used for the covering of the roof, a full replacement may be necessary. Concrete roofs just need inspections for cracks or other wear. Several types of tile roofs are also very durable and rarely need a full replacement.

The recommended replacement schedule based on the material used, are as follows:

  • Composition Shingles: 12-20 years
  • Asphalt Shingles: 15-30 years
  • Wood Shingles: 20-25 years
  • Rubber Roofs: 30-50 years
  • Metal Roofs: 50-75 years

Time frames can vary depending on the climate that your roof is exposed to.

High humidity and severe winters may wear out the materials more quickly. After severe storms or high winds, check for any damage. Your home's roof is essential for protecting your home and possessions, so stay on top of it, to make sure it is structurally sound.
